With the current global and European economic slowdown and punctual “capital squeeze”, we perceive a number of developers are increasingly suffering from capital shortfalls, be it in the form of equity or debt finance. More specifically and related to our business approach, we are increasingly faced with situations where it is extremely difficult to obtain financing for acquisitions at secondary locations in high demand areas or for the purchase of properties at auction.

Iberia Capital has the first-hand experience in working with developers to jointly enhance the attractiveness of the completed scheme and tenant profile to the investment market.

Iberia Capital team can then use their contacts within the banking sector as well as their investor base, to address the underlying liquidity issues.

Occupiers

In order to assist non-specialist real estate companies, we need to fully understand our partner’s operating business. This knowledge can then be applied to agree on the most suitable location and building type to meet their business requirements. Specific attention is of course paid to budgets and specifications.

Once agreed, Iberia Capital can deliver a menu of services ranging from a turnkey or outsourced “Total Real Estate Solution” to individual elements including site searches, building specifications, construction tenders, permitting, acquisition and construction.

The Iberia Capital team oversees all aspects of the entire facility delivery process, whether the project is for rent or purchase.
